Fix an up-and-over garage door that's hard to open

Clean, lubricate and tighten your up-and-over garage door's tracks, rollers and fixings so it opens smoothly again.

GD-01Understand the risks before you startUp-and-over doors are held under load by a heavy tension or torsion spring. Never put your hands, fingers or face near the spring, cables or pivot arms while the door is moving or propped open. Wear gloves and keep children and pets well clear while you work. If the spring itself looks rusted, stretched, or snapped, stop and call a garage door engineer rather than touching it yourself.

GD-02Gather your tools and materialsYou'll need an adjustable spanner, a screwdriver set, a wire brush, a cloth, and a silicone-based lubricant spray rather than a general oil like WD-40, which attracts grit over time. Get a small pack of assorted wall plugs and screws in case a bracket fixing has failed. If the door is tall, use a step stool or short ladder rather than stretching up.

GD-03Prop the door safely half-openOpen the door to roughly halfway and support it with a sturdy timber prop or a locking clamp on the track, so it can't drop while you're working underneath. Never rely on the springs alone to hold it up. Give the prop a firm push to check it's stable before you let go of the door.

GD-04Inspect the tracks, rollers, hinges and cablesRun your eye and hand along both tracks, checking for dents, rust, or a track pulling away from the wall. Check the rollers spin freely and the hinges aren't cracked or seized. If your door has lifting cables, look for fraying — if a cable or its drum looks damaged, stop and call an engineer, as these are under high tension and can whip if they fail.
GD-05Clean the tracks and rollersUse the wire brush and cloth to strip rust, grit and old grease out of both tracks, then wipe the rollers and hinge pins clean. A build-up of grit inside the track is one of the most common reasons a door becomes stiff to open, so don't rush this step.

GD-06Lubricate the moving partsSpray a light coat of silicone-based lubricant on the rollers, hinges, pivot arms and the spring itself if it's exposed and accessible. Avoid oil-based products on nylon rollers, as oil can perish the plastic over time. Wipe off any excess so it doesn't drip onto the floor or a parked car.
GD-07Tighten every loose screw and boltGo over every bracket, hinge and handle fixing with a spanner or screwdriver and tighten anything that's worked loose. A door that rattles, binds or feels gritty is often just loose fixings letting the tracks flex out of alignment, so this alone can fix a stiff door.
GD-08Re-fix a loose track bracket into the wallIf a bracket has pulled away from the wall rather than just working loose at the screw, you'll need a fresh fixing. Most garages are solid brick or block, so drill a new hole with an 8mm masonry bit, insert an 8mm wall plug, and drive in a screw long enough to grip properly — typically 60-75mm for a garage door bracket, with the hole drilled about 5mm deeper than the plug. Some older or outbuilding-style garages have a timber frame instead: if a pilot hole brings out wood dust rather than brick dust, skip the plug and drive a wood screw straight into the timber, using a 2-3mm pilot hole first. Before you drill, use a cable and pipe detector to check the area, but don't treat a clear reading as proof — detectors miss cables in metal conduit or buried deep. Find your stopcock, usually under the kitchen sink, and check it turns freely before you start, so you can shut off the water fast if you hit a pipe. If you have any doubt at all about what's behind the wall, isolate the circuit at the consumer unit before drilling, and turn off the water at the stopcock before cutting into anything that could carry water.

GD-09Check the door's balanceWith the door open about halfway, let go gently and watch what it does. A well-balanced door will stay roughly where you leave it, not slam shut or shoot upward. If it drops fast or feels far heavier than it should to lift, the tension spring needs adjusting or replacing. Don't attempt this yourself — the spring is under very high tension and can cause serious injury. Call a qualified garage door engineer instead.
GD-10Test the door and tidy upOpen and close the door fully several times, checking it runs smoothly without catching, grinding, or needing extra force. Wipe away any excess lubricant from the floor so it doesn't become a slip hazard, and put your tools away. Bin any oily rags safely, away from heat sources.
