Replace a friction stay on a uPVC window

Replace a worn or broken friction stay on a uPVC window so it opens, closes and holds properly again.

WS-01Check the fault and buy a matching stayOpen the window and see whether the stay is bent, snapped, or the rivets have worn loose, making the sash sag or refuse to hold open. Measure the old stay end to end, count the screw holes on the frame arm and the sash arm, and check whether it is a top-hung or side-hung casement. Stays are handed for left or right opening windows, so take the old one with you when buying a replacement, or match it carefully online.

WS-02Set up and support the windowLay dust sheets or an old towel on the sill to catch screws and dirt. Open the window fully so you can reach both ends of the stay. If the sash will not stay open on its own once the old stay is loose, ask someone to hold it steady, or prop it with a padded length of wood.

WS-03Remove the sash arm screws firstUsing a Pozidriv screwdriver, undo the screws holding the stay to the sash (the opening part of the window). Keep one hand supporting the sash as the last screw comes out, since it will lose its main support at that point. Set the screws aside in a small bowl so they don't roll away.

WS-04Remove the track screws and lift out the old stayUndo the screws holding the stay's sliding track to the frame. These are usually shorter self-tapping screws driven into the uPVC's captive metal channel. Once both ends are free, lift the whole stay away and check the frame and sash for any leftover screw stubs or debris.

WS-05Fit the new track to the frameSlide the new stay's track into position on the frame, matching the screw holes to the ones already there. Fix it with M4 x 16mm self-tapping screws, turning gently so you don't strip the soft uPVC or the metal reinforcement inside it. Don't overtighten; snug is enough.

WS-06Fit the new sash armWith the window supported open, line up the sash arm of the new stay with the fixing points on the sash and screw it into place using the same style of screws. Check the stay moves freely along its track as you do this, before fully tightening the last screw.

WS-07Test the window through its full rangeOpen and close the window fully several times, checking it holds open at each notch and closes flush without catching. Check the handle locks properly with the sash pulled fully shut. If it feels stiff or binds, loosen the screws slightly and realign the track before retightening.

WS-08Lubricate and tidy upApply a light spray of silicone-based lubricant to the stay's pivots and track, not oil, which attracts grit and can stain uPVC. Wipe away any excess and remove your dust sheet, dropped screws, and old stay for disposal.
