Safe zones: where cables and pipes usually run

Learn where cables and pipes are likely to run in a wall so you know where the real risk is before you drill.

SZ-01Understand what a safe zone isA safe zone is a strip of wall where cables and pipes are conventionally installed, so it's an area more likely to have something buried in it - the opposite of 'safe' in everyday language. Electricians and plumbers usually run cables and pipes in straight lines up, down, or across from fittings, rather than at odd angles, so these zones are a useful guide to where to be extra careful. This is a convention, not a guarantee - older houses and DIY work often ignore it completely.
SZ-02Learn the vertical zonesCables commonly run straight up and down from a socket or switch, in a band roughly 150mm wide either side of it, all the way to the floor and ceiling. If you see a socket at skirting height, treat the strip directly above it - all the way to the ceiling - as likely to contain a cable. This is where beginners go wrong: they only worry about the socket itself, not the metre or two of wall above it.

KNOW THE RULES

UK wiring rules (BS 7671, the IET Wiring Regulations) define these as permitted zones for new electrical installations. This tells you where an electrician *should* have put a cable during proper new work, not where one definitely is in an existing wall.

SZ-03Learn the horizontal zonesThere are also horizontal bands: roughly 150mm below the ceiling, and roughly 150mm above the floor or skirting board. In kitchens and bathrooms, expect a horizontal band around worktop height too, feeding sockets above the counter. Treat any wall you're drilling into as having one of these bands running right across it, even if you can't see a fitting nearby.
SZ-04Spot where the convention breaks downCorners, chimney breasts, and walls that have been altered are common places where cables and pipes stray outside the normal zones. If a house has been rewired by a previous owner rather than a qualified electrician, or extended over the years, assume the zones might not have been followed at all. The mistake beginners make is trusting the zones as a rule rather than a rough guide.
SZ-05Use a detector, but don't trust it completelyA cable and pipe detector (sometimes called a wall scanner) sweeps over the wall and beeps or lights up when it senses something behind the surface. Move it slowly, in a grid pattern, and mark any reaction with a pencil. Before you drill or cut anywhere near a wall, floor, or ceiling: if there is any doubt at all, isolate the electrics at the consumer unit (the fuse box) and turn the water off at the stopcock before you cut into anything that could carry water. A detector reduces risk, it does not remove it - it can miss cables that are buried deep, run inside metal conduit, sit behind metal-backed plasterboard, or simply don't follow the expected zones, which is common in older or amateur wiring. Always work on the basis that something is probably there, and let the evidence prove you wrong, not the other way round.
SZ-06Cross-check with what you can see elsewhereLook at the position of sockets, switches, and taps on both sides of a wall, in the room above, and in the loft or under the floor if you have access. If a socket on the other side of the wall lines up with where you want to drill, expect a cable joining the two. This extra checking catches things a detector alone can miss.
SZ-07Check you've got it rightYou've done this properly if you can point to a specific reason an area is lower risk - for example, 'this is 400mm from any socket, off the vertical and horizontal zones, and the detector found nothing after two slow sweeps'. If your only reason is 'the detector didn't beep', you haven't finished the assessment. When in doubt, choose a different spot, or drill a small pilot hole by hand first rather than committing with a power tool.
