Prepare a timber floor, then lay peel-and-stick vinyl tiles from the centre outward for a neat, level finish in one session.

VT-01Clear the room and check the floorMove out furniture and lift any old flooring, underlay or tack strips down to bare boards. Look over the boards for damp staining, movement or soft patches and sort those out before you tile. Sweep or vacuum thoroughly so no grit or debris ends up trapped under the new tiles.

VT-02Secure loose boards and flatten the subfloorWalk the floor and mark any board that moves, squeaks or feels soft, then screw it down into the joist below with countersunk wood screws, driven flush so nothing stands proud. Before you drill or screw into a suspended timber floor, remember pipes and cables can run underneath it — use a detector, but still expect something to be there and prove otherwise, since detectors miss pipes taped to joists or cables in conduit. Find your stopcock first (usually under the kitchen sink) and check it turns, and if you have any doubt at all, isolate the circuit at the consumer unit before you start. Sand down high spots and fill gaps wider than 3mm with a flexible timber floor filler, then vacuum again once it's dry.

VT-03Fit a hardboard or plywood overlay if the floor is unevenIf dips remain after filling, or the boards are very uneven, screw down 6mm hardboard or plywood sheets across the whole floor. Stagger the joints like brickwork and screw every 150mm around the edges and every 300mm across the sheet, using 25mm screws so they don't reach into the joists below. This gives peel-and-stick tiles a smooth, stable base and stops old board lines showing through later.

VT-04Let the tiles acclimatiseBring the boxes of tiles into the room and leave them flat and unopened for at least 24 hours before fitting. This lets them reach room temperature, ideally 18-27°C, so they lie flat and stick properly. Fitting cold tiles straight from a van or cold garage is the most common reason they lift later.

VT-05Plan the layout from the centre of the roomMeasure wall to wall and mark chalk lines crossing at right angles in the middle of the room. Dry-lay a row of tiles along both lines without peeling the backing, to check the width of the last row at each wall. Shift the starting point if you'd end up with a sliver narrower than 50mm, then mark your final chalk lines.

VT-06Lay tiles from the centre outwardPeel the backing off the first tile and place it exactly on your chalk lines. Work outward in a pyramid, one row at a time, pressing each tile down firmly and keeping them butted tight with no gaps. Run a flooring roller over each section as you go to bond the adhesive properly.

VT-07Cut and fit the edge tilesMeasure and mark each edge tile in position, score it along a straight edge with a utility knife, then snap and finish the cut. Around door frames, pipes or awkward corners, make a paper template first to get the shape right. Press each cut tile down and roll it the same as the rest.

VT-08Fit finishing trims at doorwaysWhere the new floor meets another room, fit a threshold or edging trim to cover the join and protect the tile edge. Cut the trim to length with a hacksaw and fix it down following the manufacturer's instructions.

VT-09Tidy up and let the floor settleCollect and bin all the backing papers as you go, and give the whole floor a final roll to bond every tile down firmly. Keep heavy furniture off the floor for 24 hours and avoid wet mopping while the adhesive cures. After that, vacuum or dry-mop as normal, and hold off on wet cleaning for about a week.
