Repair crumbling plaster on a chimney breast

Strip crumbling plaster back to sound material, treat the surface, then patch and skim it to match the wall.

CP-01Clear the room and protect the areaMove furniture away from the chimney breast and cover the floor and nearby fittings with dust sheets. Empty the fireplace of ash and take anything off the mantelpiece. Open a window for ventilation, since hacking off old plaster makes a lot of dust. If the house is pre-1980s and has a textured or unusual old finish you're unsure about, don't scrape it dry — get it checked before you disturb it.

CP-02Work out what's behind your plasterMost chimney breasts are solid brick or block, but some have been boxed in with plasterboard on timber or metal studs after a flue was removed, or dry-lined with plasterboard on dabs of adhesive. Tap the wall: a dull, solid sound means masonry, a hollow drum sound means plasterboard over a void. Run a stud detector or a magnet slowly across the surface — a magnet that grips onto a line of screw heads means studs behind plasterboard. Drill a small 3mm test hole somewhere inconspicuous: brick dust means solid masonry, fine timber dust means a timber stud or batten, bright metal swarf means a metal stud, and crumbly white lime dust with a slightly springy feel behind means old lath and plaster.

CP-03Check for hidden cables and pipes before you cut into anythingChimney breasts often hide old wiring for wall lights, TV points or former gas fires. Run a cable and pipe detector over the area before you hack anything off, but treat it as a guide, not a guarantee — detectors miss cables that are deep, in metal conduit, behind foil-backed plasterboard, or outside standard safe zones, and a metal stud frame confuses cheap detectors further. Before you start, find your stopcock (usually under the kitchen sink) and check it turns freely, so you can shut the water off fast if you hit a pipe. If you have any doubt at all, isolate the relevant circuit at the consumer unit before cutting, and turn off the water at the stopcock before cutting into anything that could carry water.

CP-04Remove crumbling plaster from solid or lath-and-plaster breastsOn solid brick or block, tap the crumbling area with a hammer and bolster, working from the edge of good plaster inward until you reach sound plaster or bare masonry. Keep going until the edges feel firm — plaster that's blown (hollow and loose) has to come off even if it still looks intact. On lath and plaster, work more gently: cut back to a sound edge and check the wooden laths behind aren't rotten or broken. If laths are missing or crumbling to the touch, you'll need to bridge the gap with expanded metal lath or a plasterboard patch rather than trying to key new plaster onto broken laths. Brush away loose debris as you go and bag it for disposal.

CP-05Cut back plasterboard on dot-and-dab, timber studs or metal studsIf your breast is a boxed-in stud frame or dry-lined dot-and-dab, crumbling plaster usually means the skim has blown from damp or impact damage, not that the board itself has failed. Cut back to a neat rectangle with a sharp knife or plasterboard saw, following the edges of sound board, and remove any damp or soft board back to dry material. Patch with matching-thickness plasterboard (usually 12.5mm), fixed with 35mm drywall screws into the centre of each timber stud, or self-drilling metal-stud screws into a metal frame — never plain wood screws into metal studs, they strip straight through 0.5mm steel. For dot-and-dab, cut back to the dabs, apply fresh dabs of adhesive, and press the patch into place; if you need to fix through the edges for extra strength, use a fixing long enough (typically 60-75mm) to reach through the board and cavity into the masonry behind.

CP-06Treat the exposed surfaceBrush off all dust, then apply PVA adhesive diluted with water (about 1 part PVA to 4 parts water) to seal old masonry or lime plaster, or a proprietary bonding agent if the surface is very dusty or dry. This stops the new plaster drying too fast and losing its grip. Let it go tacky, usually 10-20 minutes, before applying anything on top — don't let it dry fully.

CP-07Apply the backing coatMix bonding plaster to a firm, buttery consistency following the bag instructions. Apply in layers no thicker than 10mm each, scratching the surface of each layer once it starts to firm up so the next layer keys in. Build up to about 2mm below the surrounding original plaster, leaving room for the finish coat.

CP-08Apply the finish skim coatOnce the backing coat has firmed up, usually within a few hours, apply a thin finish plaster in two light passes, flattening as you go with a clean trowel and a light spray of water. Aim to bring the patch flush with the surrounding wall.

CP-09Sand and flatten once curedLeave the plaster to cure fully — at least 2-3 days for a small patch, longer in cold or damp rooms — before sanding lightly with a fine abrasive to remove trowel marks. Wipe down with a damp cloth to clear dust, then check the patch is flush by running a straight edge across it.

CP-10Clean up and check before decoratingBag up all rubble and dust for disposal via your council's rubble collection or a tip run — broken plaster and lath waste is heavier than it looks. Vacuum the room thoroughly, including the skirting, since plaster dust travels further than you'd expect. Leave the new plaster to dry fully, look for an even, lighter colour with no damp patches, before painting; this can take a week or more depending on the patch size and ventilation.
