Refix a radiator that's pulling away from a lath and plaster wall

Refit a sagging radiator bracket safely, checking what's really behind your wall and using the right fixing for it.

RAD-01Get the room readyTurn the heating off and let the radiator cool fully before you touch it — a hot radiator can scald. Lay a dust sheet underneath it and roll back any carpet. Keep a bucket, an old towel and a radiator key nearby, because you'll get some drips.

RAD-02Isolate the radiatorClose the wheel valve fully. Then close the lockshield valve at the other end using a spanner, counting how many turns it takes so you can put it back exactly the same later. Open the bleed valve slightly with a radiator key to drop the pressure, catching drips in a small dish.

RAD-03Lift the radiator off the wallWith both valves shut, lift the radiator straight up and off its wall brackets — most just hook on and lift free. Rest it on wooden blocks or a folded towel so the pipe tails aren't taking its weight. You don't need to disconnect the pipes for a straightforward refix.

RAD-04Take off the failed bracketsUnscrew the old brackets from the wall. Lath and plaster is brittle, so expect some crumbling around the fixing holes — work gently and don't force anything. Check the laths (the thin timber strips under the plaster): if they're cracked or split where the screws were, that's usually why the bracket pulled away.
RAD-05Work out what's actually behind the plasterLath and plaster is a thin plaster skin on timber laths, which are nailed to either timber studs, floor/ceiling joists, or masonry battens — you need to fix into that timber or masonry, never just into the lath itself. Run a stud detector across the area and look for a line of old nail or screw heads under the plaster, which usually marks a stud or batten. If you're still not sure, drill a small pilot hole: pale dust means timber, brick or mortar dust means solid masonry, and fine grey swarf means a metal stud — rare in true lath and plaster, but possible if that section has been patched with a modern partition.

RAD-06Check for cables and pipes before drillingCables and pipes can run almost anywhere behind a wall, and old lath and plaster walls often hide surprises. Use your detector, but still treat the wall as live until you prove otherwise — detectors miss deep cables, metal conduit, and anything outside the usual safe zones. Before you drill anything, find your stopcock (usually under the kitchen sink) and check it turns freely, so you can shut the water off fast if you hit a pipe. If you're in any doubt, isolate the relevant circuit at the consumer unit first.
RAD-07Fit the right bracket fixing for your wallInto solid brick or block behind the laths: drill a 6mm hole 45-50mm deep, fit a red/brown wall plug, and use a No.10 x 60mm screw — radiator brackets are heavy-duty fixings, not picture-hook plugs. Into a timber stud or batten: drill a pilot hole and drive a 5 x 60mm wood screw into its centre. Into a metal stud: use a self-drilling metal-stud screw or a toggle-type hollow-wall anchor rated for the radiator's weight — never a plain wall plug or wood screw, which will strip straight through 0.5mm steel; a metal stud alone won't hold a full radiator long-term, so fix into a timber noggin fitted between the studs, or through to the masonry behind if there is one. Through dot-and-dab plasterboard: use a fixing long enough to pass through the board and dab and bite into the solid masonry behind, typically 75-100mm, with a suitable plug in the masonry.

RAD-08Level and tighten the new bracketsHold the brackets against the wall at the correct spacing for your radiator (check the gap between the mounting lugs on the back of it) and mark the holes. Check they're level with a spirit level before you drill, then tighten the fixings fully — a bracket that's slightly loose now will fail again later.

RAD-09Rehang the radiator and open the valvesLift the radiator back onto the brackets and check it sits level and doesn't rock. Open the lockshield valve back to the exact number of turns you noted earlier, then open the wheel valve fully.
RAD-10Bleed the radiator and check for leaksBleed any trapped air out through the bleed valve with your radiator key until water runs steadily, then close it. Let the heating run for 20-30 minutes and check the valves, pipe joints and the new brackets for leaks or movement.
RAD-11Make good and tidy upPatch any damaged plaster around the old fixing holes with a small amount of filler and let it dry before repainting. Sweep up plaster dust and dispose of any broken bracket or offcuts. Fold away your dust sheet and check the floor underneath for any missed drips.
