Fit an overhead garage storage rack to a lath and plaster ceiling

Fit a heavy overhead storage rack safely by locating the ceiling joists and fixing directly into solid timber, never into the ceiling finish alone.

OGR-02Work out what's above the lath and plasterLath and plaster is always fixed to timber laths nailed across timber joists, so solid timber is normally there behind it. In some garages, especially under a habitable room, the ceiling may instead be a solid concrete soffit with a plaster skim, or a thin metal channel grid if it's been refitted. Dot-and-dab is a wall-lining method only and is never used on ceilings, so you won't meet it here. Tap the ceiling in a few spots first: a dull, solid knock usually means concrete, a hollow knock with a clear joist rhythm means timber.
OGR-03Find and mark the joist centresRun a stud/joist detector across the ceiling in straight lines, tracking the line of nail heads that fix the laths to the joists below. Run a strong magnet along the same line too — it grips onto metal screw heads or a metal channel but does nothing over plain timber. Joists are usually spaced 400mm or 600mm apart; find at least two to confirm the pattern before marking each bracket position with a pencil and chalk line.

OGR-04Drill test holes safely and check what's really thereBefore you drill anything, find your stopcock (usually under the kitchen sink) and check it turns freely, so you can shut the water off fast if you hit a pipe. Cables and pipes can run almost anywhere in a ceiling void — a detector helps but can miss cables that are deep, in metal conduit, or behind metal-backed board, and a metal channel confuses cheap detectors further. If you have any doubt, isolate the circuit at the consumer unit before drilling and turn off the water at the stopcock before cutting into anything that could carry water. Drill a small 3mm pilot hole at each marked centre: fine white/timber dust means a joist, grey dust that doesn't let up means solid concrete, and bright metal swarf means a thin metal channel, not a joist.

OGR-05Fit a noggin if the rack's fixing points don't line upIf the rack's bracket spacing doesn't match your joist centres, fit a timber noggin between two joists to give solid backing. Cut a piece of 38x63mm timber to fit snugly between the joists and screw it flush with the underside using 75mm woodscrews driven into the joist ends. The bracket plate will cover any small area of lath and plaster you disturb fitting it.

OGR-06Fix the brackets into timber joistsWhere your test hole confirmed solid timber, drill a 5mm pilot hole through the lath and plaster into the centre of the joist at each marked point. Drive a coach screw — minimum M8 x 80mm, fitted with a washer — through the bracket and into the pilot hole until it sits tight and square. The coach screw must bite into solid timber; never rely on the plaster itself to carry any weight. Fit at least two screws per bracket if the rack instructions call for it, checking each one is level before moving on.

OGR-07Fixing into a solid concrete soffit insteadIf your test hole showed solid concrete rather than timber, use a concrete anchor instead of a coach screw. Drill a 10mm hole with a masonry bit to the depth stated on the anchor packaging, blow out the dust, and fit a sleeve anchor or through-bolt rated for overhead use. Tighten with a spanner until the bracket is solid, using the same number of fixing points per bracket as specified for a timber joist.

OGR-08Never hang the rack from a metal channel or plain board aloneA thin metal ceiling channel is only around 0.5mm steel and will strip straight through with an ordinary wood screw or plastic plug — a self-drilling metal-stud fixing will grip it, but not enough to carry a loaded storage rack. Plain plasterboard between joists is no better; a toggle fixing there will pull through under sustained weight. If this is what you find, fit a timber noggin across at least two joists or channels above and screw it back to solid structure, then hang the rack from the noggin, not from the channel or board.

OGR-09Assemble the rack frame on the floorBolt the rack frame together on the garage floor following the manufacturer's instructions, checking every joint is square before tightening. Get a second person to help — overhead rack frames are wider and heavier than they look once assembled.

OGR-10Lift the rack and bolt it to the bracketsWith a second person supporting the weight, lift the assembled frame up to the fixed brackets and align the mounting holes. Bolt the frame to every bracket and tighten each bolt fully with a spanner or socket set — don't leave any fixing loose to check later.
OGR-11Load test before storing anything heavyPush and pull gently on the finished rack by hand to check for any movement at the brackets. Load it gradually, starting with lighter items, and check every fixing again after a week of normal use. Never exceed the rack's stated maximum load.
OGR-12Clear upVacuum up lime plaster dust and any broken lath splinters from the floor and dust sheet. Bag up debris for normal household waste, wipe down your tools, and keep any spare fixings for future adjustments.
